Property Management Information

Cornerstone R/E Management, Inc. is a full service residential and commercial property management company. We understand that investment properties must be managed in the most efficient way possible in order to maximize the return on your investment. We can handle your property through every step of the rental process.

When presented with a vacant property we will do a walk-through both inside and out to make note of any repairs and improvements that may need to be made in order to lease the property at the current market rate. We handle any repairs, including painting, cleaning, carpet cleaning, etc. at competitive prices. If any major repairs or replacements are in order we would make our recommendation along with an estimate of the total cost.

While your property is being turnkeyed we will advertise with a detailed description of the property on various popular websites, with a sign, as well as run ads as necessary. We carefully screen all potential tenants with a thorough application process. Our goal is to fill a vacant property with a qualified tenant as soon as practically possible. Once your property is leased we will handle all maintenance and repair requests in a prompt and professional manner, keeping the cost factor in mind. We provide tenants with a 24 hour maintenance number for emergencies. We do our best to avoid turnover, which can be the largest expense for an owner.

We also handle rent collection as efficiently as possible. We handle all tenant correspondence, serving of notices and collecting of rent within our management services. In the unlikely event that an eviction is necessary we will represent the property owner in court. According to your request, we can also handle any bills related to the property such as mortgage, insurance, property tax and utility bills. On a monthly basis the property owner will receive a timely prepared, comprehensive report detailing the all activity in his account, prepared by our in house C.P.A., along with the month's cash flow.

How it works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
